Luxury Property Market Around Lake Balaton Faces Challenges as Prices Begin to Cool

Anikó Woods and her husband faced challenges in finding an affordable vacation home near Lake Balaton during the peak of the pandemic property boom in 2022. Prices surged as demand increased, with the average transaction value for vacation homes reaching 744,000 Hungarian forints (approximately $2,303) per square meter in 2025, nearly quadrupling from 2018.

The lake has long been a popular vacation destination for Hungarians, especially during the Communist era when it served as an accessible getaway. However, the market is now showing signs of cooling, with current average prices at around 712,000 forints per square meter, a 4.3% decrease from the previous year.

Factors contributing to this decline include higher financing costs and an increase in new apartment supply, despite ongoing demand for waterfront properties. Additionally, the Hungarian government has taken steps to limit luxury developments around the lake, which could halt some projects and give local residents more influence over development decisions.

This regulatory shift, combined with the cyclical nature of the real estate market, suggests that while Lake Balaton remains a desirable location, the investment landscape is becoming more complex and uncertain
