Prologis CEO Dan Letter Discusses Rapid Shifts in Warehouse Demand and Strategic Adjustments

A recent survey conducted by Prologis in collaboration with the Harris Poll reveals that 91% of business leaders believe there is an urgent need for more decentralized fulfillment networks to meet rising consumer delivery expectations.

This shift is prompting companies to rethink their logistics strategies, with only 36% planning to maintain their existing global footprint, a drop of 14 percentage points from the previous year. The focus is increasingly on speed, with same-day delivery offerings doubling since 2019.

Companies are diversifying their strategies, with over half regionalizing and about a third engaging in nearshoring and reshoring. Energy resilience is also becoming a critical factor in logistics decisions, with power reliability being the top concern. Prologis has invested heavily in energy infrastructure, generating over 1.4 gigawatts from solar and storage solutions.

Additionally, the integration of artificial intelligence in demand forecasting and inventory management is seen as transformative, with three-quarters of executives planning significant investments in these technologies. This evolving landscape suggests that companies like Prologis are adapting to meet new market demands, which could reshape the logistics and real estate sectors significantly
