Mortgage application volume fell by 5.3% last week, as reported by the Mortgage Bankers Association. The average interest rate for 30-year fixed-rate mortgages decreased to 7.41% from 7.50%, but this drop did not stimulate application activity.
Refinance applications saw a smaller decline of 2%, yet they remain 59% lower than the same week last year, reflecting the impact of significantly higher rates compared to a year ago. Purchase mortgage applications dropped 7% week-over-week and are down 18% year-over-year.
The National Association of Realtors reported a sharp decline in September pending home sales, highlighting the ongoing effects of elevated rates. Many buyers are now opting for adjustable-rate mortgages (ARMs), which accounted for 10.5% of applications, as they offer lower initial rates despite the associated risks.
The current mortgage rate environment remains volatile, influenced by inflation reports and oil prices, although experts caution against overemphasizing the correlation with oil prices
